Why Should I Clean My Roof?
Many homeowners don’t realise the serious structural damage that moss, mold, and lichen can cause to their roofs. If left un-treated, these harmful growths can break down roofing materials over time. Mould spores are naturally caustic, and when combined with moss and lichen, they trap excess moisture on your roof. This is especially problematic for concrete and clay tile roofs, as the increased water absorption accelerates wear and deterioration. Without proper treatment, you could find yourself needing a full roof replacement up to a decade earlier than expected.
Beyond damaging the exterior, excess moisture can seep into your roof space, leading to premature rotting of the timber frame and creating the perfect environment for mould growth inside your home. This not only weakens the structural integrity of your property but can also lead to potential health risks due to airborne mould spores. Regular roof cleaning helps protect your investment, extending the lifespan of your roof while preventing costly repairs and replacements. Keeping your roof clean ensures your home stays safe, dry, and structurally sound for years to come.
Roof Washing vs Roof Treatments
The main difference between roof treatment and roof washing is that roof treatment will take up to 3-4 months to get your roof clean after that treatment has been applied. This is because after the moss and mold are killed, it is then dependent on the wind and rain to wash away the decaying moss and mold which is much more gentle on your roof.

Do I need to have my roof washed or treated?
Yes, regularly. Moss, lichen, algae, and mould build up on roofs over time, and if left untreated they trap moisture, damage roofing materials, and shorten the life of your roof paint. Regular cleaning or treatment keeps your roof performing properly and looking better for longer.
What's the difference between roof washing and roof treatment?
Roof washing physically removes moss, mould, and grime straight away, giving you a faster result. Roof treatment is a gentler, no-walk application that kills moss and mould over time, roughly 16 weeks, with wind and rain naturally clearing the dead growth off afterwards. Treatment is easier on your roof tiles and lasts longer, up to 18 months, while washing gives you an immediate visual result.
How long does a roof treatment take to work?
A moss and mould treatment typically takes around 16 weeks to fully clear your roof. The moss and mould turn white or pale yellow once the product has killed it, then break down and wash away naturally through normal wind and rain over the following weeks.
Will your team walk on my roof?
In most cases, no. Treatment is applied from the gutter line without technicians walking on the roof, which avoids the risk of cracked or dislodged tiles that can come from foot traffic on a roof.
Is roof treatment safe if I have a rainwater tank?
Yes, with precautions. If your home uses tank water, we advise disconnecting the tank until you've had four rainfall events of 40mm or more, then it's safe to reconnect. We'll walk you through this as part of the service.
What weather do you need to apply roof treatment?
Dry conditions, with at least 4 hours of dry weather required after application so the product can bind to the roof properly before any rain.
Does roof treatment work on all roof types?
Yes. The product is designed to be compatible with all roofing materials, so tile, metal, and other common roof types can all be treated.
How do I know the treatment is actually working?
Moss and mould will visibly turn white or pale yellow as the treatment kills it, this is the sign it's working. Over the following weeks, wind and rain break down and wash away the dead growth, gradually revealing a clean roof.
How often should I get my roof treated?
Most homes are fine with treatment every 12 to 24 months, and Wash Rite offers scheduled annual or biennial maintenance with email and text reminders so you don't have to keep track of it yourself.
Will roof treatment damage my roof or void any warranty?
No. The no-walk application method is designed to protect your tiles, and the product is compatible with all roofing materials. If you have specific concerns about a manufacturer warranty, raise it with us before booking and we can advise.
How much does roof washing or treatment cost?
Cost depends on your roof size, condition, and which service (washing or treatment) suits your property. Get a free quote by phone or online and we'll assess your roof before confirming a price.
